What we're suggesting is that you price competitively for the market, in your price range, in your area, for the features your home has to offer. In this day and age of online browsing, online shoppers (which accounts for over 85% of the market share of buyers) know when your home is over-priced. It will stick out like a sore thumb!

To get an accurate price, we definitely recommend seeking the help of a professional. Not a fan of Realtors? Well, that may be the case, BUT, if you want to get a good pricing of your home with the experience of some one who knows the market, you'll need to employ one!

2. Show well, and show at all costs.

The ambiance of Bach's Symphony number 7, the smell of freshly baked bread mixed with new paint, energy efficient LED lights fill every inch of the home with an elegant glow....YEP, this home is ready to show! Millennials are taking the market as the dominant buyer, and they want to avoid work like the first alarm in the morning that they will assuredly snooze through! Gone are the days of sweat equity, elbow grease and all things in hope of gaining some instant equity!

In my experience, first time home buyers, want something move in ready. They may say they're looking for a project, you know, a complete overhaul where they get to swing hammers into sheetrock like on HGTV. The truth is, they all too often find a home that's completely move in ready, with no work needing to be done. If you want to stand out, put your best foot forward. Take care of the repairs you've been putting off. The sagging gutters, chipped paint, cracked tile - FIX IT! Buyer's will ask themselves, "What else hasn't been done that we CAN'T see?!"

In addition to this, follow a home staging or home showing guide that lets you know what buyers are looking for. Clean, neat, tidy, organized...you know, a well kept home! If you don't have a guide in hand, ask your favorite Realtor for a home showing guide! 

Also, show at all costs. Home is a little dirty? Kids just got home from school? Swoop up your kids and employ the help of Mr. Clean to get that home shining in 15 minutes! Part of your job as a willing seller is to be able to SHOW YOUR HOUSE. In the day and age of twitter and instant rice, consumers expect to see what they want NOW! Be on guard at all times while your home is on the market. Make accommodations to show right away. Not only will you capture every opportunity for a successful home sale, but you'll also show your willingness to accomodate!

 

3. Use a professional. Period.

Look, I may be a Realtor, BUT, I have a job, and I do my job well. This industry is also filled with other fine folks who also do their job very well! A lot of clients lean towards For Sale By Owner gimmicks to get their house sold, only to not know what they are doing, not communicate, and frankly, not get the job done! There's more to being in Real Estate than kicking open doors and slinging offers - a lot more! Take the time, and yes the commission, to employ some one who can make sure the job gets done. Lenders, title companies, home inspectors, repair people, timelines, marketing, advertising, negotiations, pricing....all of these things are vital parts of a job well done in Real Estate and all of them have multiple moving pieces! Just because you've sold your "Subie" (that's Alaskan speak for Subaru) on craigslist for $132 more than you thought you could get doesn't make you a Real Estate Expert! Losing marketing efforts and potential buyers will make your home not sell! The time, lack of knowledge and negotiations will end up costing you MUCH MORE than you thought you'd be saving.

 

4. Get Smart.

I'm not telling you to join MENSA or to finally learn to solve your Rubix cube, though it could help! Smart Home features can greatly attract people to your home, and set you apart from the competition. These can be appliances with built in touch screen features, like virtual grocery lists, or the amazing NEST thermostat that can save you hundreds of dollars per year due to real time, on the fly temperature regulation. All from the comfort from your smart phone, you can see live streams of video, lock your doors, or even turn off that oven! These devices are relatively cheap and will attract buyers out of excitement! Think about it...would you rather hand crank your car windows down and scan through FM for the latest hits? Or would you rather control it all from your in-dash touch-screen blue tooth console that could beat Bobby Fisher in a chess match? That's what I thought! 5. Advertise And Market, OR Die!

Three things will sell a home. Price, condition and marketing. Let's say you've taken care of the first two. If no one knows you exist, then you don't! Professional photos, adequate staging, decluttering, professional fliers, professional video or virtual tours...the list goes on! Not to mention, you want to be everywhere!

A yard sign and fliers are the tip of the iceberg when it comes to marketing and advertising. You need to be on every INCH of digital space, and every website. Obscurity in selling anything equals death and disparity! 

Recently, my daughter got a FREE DECK OF CARDS in her happy meal from McDonalds! Aside from the fact that, yes my daughter ate McDonalds, we got a FREE DECK OF CARDS!? I'm pretty sure this at least a five dollar drop in the bucket at Fred Myers. What kind of give-away is this madness? Marketing genius!

We will probably keep that deck of cards forever and use them all the time...all with those golden arches plastered all over. They did such a good job, I'm advertising them right now. It's marketing genius, and that's exactly what you need to get your home sold - Marketing Geniuses.

A good Realtor, or Team of Agents, should be marketing masterminds! Being everywhere at once, and appealing to those they are trying to sell to. Think a good photo and a yard sign will get your home sold? Not today, and not in this market. Those who market, are those who win!

Putting It All Together

There's a decent amount of work that goes into getting your home sold. O-K, I'm being facetious, there's a lot that goes into it. In my opinion, you should hire a professional that knows his or her stuff to guide you along your path, you know, a Real Estate Yoda! 

If that's not your cup of herbal tea, do a lot of reading, a lot of working, and spend a lot of time on getting your home sold. Time and effort will solve all your problems!
