Investing in Alaska rentals
Duplexes, fourplexes and single-family rentals. Here are the basics, the law, and how we'd run the numbers with you. No hype.
What we look at on every rental
We don't promise returns. We help you check the numbers for yourself:
Rent & vacancy
Look at real comparable rents and plan for vacancy and turnover, not just a full year at top rent.
Operating costs
Taxes, insurance, utilities the owner pays, snow removal, maintenance and management. Ask the seller for real records.
Condition
Roof, heating, water heaters, septic and well (if rural), and any unpermitted units. Inspect everything.
Financing
Loan terms for 1–4 unit properties vary, and owner-occupied versus investor loans differ. Talk to a lender first.
Local rules
Zoning, any short-term rental rules, and permits vary by city and borough. Check before you buy.
Exit plan
Decide how long you plan to hold and what could change, so one bad winter doesn't sink the plan.
Alaska landlord-tenant basics
Residential rentals in Alaska fall under the Uniform Residential Landlord and Tenant Act (AS 34.03). The Alaska Department of Law publishes a plain-language handbook covering both landlords' and tenants' rights and duties. Read it before you sign your first lease, and get a lawyer for specific questions.
Property taxes
Your property tax depends on your tax area. In the Mat-Su, that means the Borough rate plus any city and Road Service Area rates. Look up the parcel's tax area and the current mill rates rather than guessing.
